Warehouse and Commercial Interior Painting in Ottawa

Big square footage, sprayed. Walls, ceilings, exposed deck and structure, plus unit turnover repaints for property managers.

What commercial interior work involves

Commercial interiors are a volume job, not a detail job. Warehouse walls, ceiling deck, open-web joists and block are all large uninterrupted surfaces, and they get sprayed. What makes them hard is not the painting, it is the access, the masking and working around a building that has to keep operating.

Whiting out a warehouse ceiling is one of the highest-return things a building owner can do. It lifts light levels across the whole floor without adding a single fixture.

The other half of this line is repetition. Unit turnover repaints for property managers are the same scope over and over, which means predictable scheduling and a price that stops being a guess after the first one.

Who Calls Us

What we get called in for

Warehouses and shops

Walls, block, columns and floors-to-deck. Sprayed, sequenced around your operation, and masked so nothing lands on your product.

Exposed ceilings and deck

Open-web joists, roof deck, ductwork and pipe, blacked out or whited out in one pass. Whiting out a deck transforms the light in a building.

Tenant turnover repaints

Apartment, condo and commercial unit repaints between tenants. Same scope, repeatable, and it does not care what season it is.

Offices and retail

Scheduled after hours or over a weekend so the space is open again Monday.

Back of house

Kitchens, prep areas, corridors, stairwells and service spaces. Washable finishes that survive being scrubbed.

Property portfolios

Common areas, corridors, stairwells and units across multiple buildings, under one point of contact.

The Work

How a commercial interior runs

  1. Scope and access

What is being coated, how high it is, and what is underneath it. Height and floor obstructions decide the method before anything else does.

  2. Schedule around the building

After hours, weekends, a shutdown window or zone by zone while you keep running. Agreed up front, not improvised on day one.

  3. Mask and protect

Racking, product, machinery, conveyors, electrical and sprinkler heads covered. On a spray job in an occupied building this is most of the labour.

  4. Prep

Washing, patching, spot priming, rust touch-up on any metal in the scope. Block and concrete get treated for what they are, not painted like drywall.

  5. Spray

Airless spray for coverage across large surfaces, cut in and rolled where overspray cannot be tolerated.

  6. Walkthrough and sign off

Deficiency list handled before we demobilise. Masking off, floor swept, building handed back ready to use.

Common Questions

Commercial interiors, answered

Do we have to shut the building down?
Usually not. Most jobs get sequenced zone by zone, after hours or over a weekend. Tell us what cannot stop and we will build the schedule around it.
How do you protect racking and product?
Masking and containment are a stage of the job with their own labour, not an afterthought. If product cannot be moved or covered to your satisfaction, that zone gets done when it can be.
How do you reach a high ceiling?
Lift, scaffold or staging depending on the height, the floor condition and what is in the way. Tell us the clear height and what is on the floor and we will tell you how we would reach it and what that does to the price.
Can you white out a warehouse ceiling?
Yes, and it is one of the best-value things you can do to a building. A white deck bounces light back down and makes the whole floor brighter without adding fixtures.
How fast can you turn a unit around?
Turnover units are the most predictable work we do, so timelines get reliable quickly once we have done a few of yours. Send the unit size and scope and we will tell you the realistic window.
Can you do interiors in winter?
Yes. Interior and equipment work is exactly what we run through the months when exterior painting in this region is not possible.
